Real issues we've helped property owners resolve, told by the clients themselves.
“Our kitchen faucet was leaking and starting to spray, so we called a plumber, which cost us $125 just for the callout. Within 5 minutes they said the faucet was broken and needed to be replaced. Estimate: $1,342.70. Mind you, the faucet cost us $600. They proposed going to Home Depot for a new one and fixing it. We were mortified. A friend said to call Christopher, that he might be able to give us guidance.”
Over the phone, I explained that a repair kit and labor would cost about $150 and have them up and running in about an hour. They were ecstatic and surprised.
They paid the advice fee, and I recommended and sent over a trusted maintenance company. They still call me from time to time with questions and projects, years later.
“I had my furnace and AC replaced. The pan on the ground kept constant water in it and my basement was smelling moldy, bad. I asked several contractors. Some said it was fine, others said a full replacement was needed again. One contractor gave me actual sound advice, but I was not sure what to follow. I met Christopher and he said he would take a look. He explained many concerns, and in the end I agreed to his service for a full report.”
I went into the basement and smelled the mold right away. The secondary pan was full, a concern for both air quality and health. The furnace had been moved to the end of the house with a 70-foot duct run, and there was no air pressure at any vent. The top floor was getting nothing.
The installer took the cheap way out: they didn’t install the entire system, and they moved the furnace without upgrading the ductwork to carry air that distance. Condensation pipes and the pump were missing.
We wrote a full report with photos, the parts needed step by step, why they were needed, how the system works and every issue we found. Sarah filed that report against the contractor and had the system repaired at no cost to her, with the bill sent to them.
“We worked with a mortgage company and their recommended GC to build our new house. We are not construction knowledgeable, but we know when something just does not look right. Every time, our agent and GC had an answer and we got a blown-off kind of feeling. We were frustrated and upset with the amount of money we were spending.”
“A friend recommended someone, and we called to hear what he had to say. He explained that the mortgage company and GC are not really in our corner. They are about profit and sales. He gave us examples from previous clients, and we agreed to hire Mr. Hill for an onsite consultation inspection. After our walk we were so shocked that we hired Mr. Hill as our representative to deal with contract issues. He made sure our house was built correctly according to the drawings and contract. In some cases the contractor had to take several steps back to fix and repair items.”
John and Maggie felt unheard and disrespected, like they had no one in their corner. I met them onsite and did a full walk.
I found multiple issues: split trusses, drywall hung with nails and no screws backing it up, and an HVAC duct installed backwards. Mold was growing on the timber because water had gotten inside and was never cleaned up. Joist hangers had the wrong size nails, some missing nails completely. Plumbing and electrical issues needed to be addressed. The drywall was a cheap import that falls apart to the touch, and ½" plywood was used where ¾" was called out.
I photographed everything and wrote a full report quoting codes, regulations and manufacturers’ installation requirements. In the end, they were happy with the results.
“Mr. Hill stood by us. Well worth the cost to hire his company.”John & Maggie, residential client
So rushed workmanship, hidden defects, poor moisture control, cheap materials and unsafe installations go unnoticed, until repairs become extremely expensive.
